Freddie Mac issued Bulletin 2025-7 (Bulletin) announcing revisions to the Single-Family Seller/Servicer Guide. Per the Bulletin, Freddie Mac:
- Introduced Uniform Appraisal Dataset (UAD) 3.6 outlining key changes to appraisal forms, policies, and requirement for lenders using UAD 3.6;
- Updated general responsibilities of the lender related to information security by making conforming changes to align with the updated incident notification requirements announced in Bulletin 2024-16;
- Updated requirements related to information security, business continuity, and disaster recovery;
- Updated topics related to information security that include: information security program, human resources security, network security, incident management, access management policy, granting, removing & reviewing access, authentication requirements & guidelines, and asset management;
- Updated the eligible earnings for automated employment assessment with Loan Product Advisor to permit earnings from borrowers with income reported on Internal Revenue Service (IRS) Form 1099 for services performed when employment is assessed using account data;
- Removed the IRS Form W-2 documentation requirement for military base (basic) pay and military entitlements;
- Updated chapter 1401 (Electronic Transactions) requirements;
- Refactored chapters 4407 (Properties Impacted by Disasters), 5604 (Appraisal Report Forms, Inspection Types, PDRs, Exhibits, Age of Appraisal Reports and PDRs, Appraisal Updates, Appraisal Re-use and Reconciliation of Multiple Opinions of Market Value), 5605 (Appraisal Requirements), 5703 (Manufactured Homes), 5704 (Leasehold Estates), and 5706 (Manufactured Homes on Leasehold Estates).
Revisions related to Uniform Appraisal Dataset (UAD 3.6) are effective November 2, 2026 (lenders, however, may submit to the Uniform Collateral Data Portal appraisal reports that use UAD 3.6 beginning January 26, 2026). Revisions related to information security are effective September 11, 2025. Revisions related to Electronic Transactions are effective June 11, 2025. All other revisions went into effect June 4, 2025.
