Fannie Mae issued an update to Selling Guide Announcement SEL-2026-01 (Announcement), setting forth updates to the Selling Guide. Per the Announcement, Fannie Mae aligned key requirements for the Fannie Mae MH Advantage Manufactured Home program and Freddie Mac CHOICEHome Manufactured Home program, under the guidance of U.S. Federal Housing (FHFA). The aligned specifications establish uniform requirements for homes eligible under these programs, including:
- Permanent foundations;
- Roof pitch;
- Energy efficiency;
- Exterior features; and
- Site improvements.
Lenders participating in the broad production of UAD 3.6 or legacy 2.6 may apply the policy change related to related to aligning key manufactured home requirements for the Fannie Mae MH Advantage Manufactured Home program and Freddie Mac CHOICEHome Manufactured Home programs to “loans with application dates on or after” (previously, “loans sold on or after”) June 4, 2026. All other revisions are effective February 4, 2026.
