Freddie Mac Issues Bulletin 2026-11: Servicing Updates

Freddie Mac issued Bulletin 2026-11 (Bulletin) announcing revisions to the Single-Family Seller/Servicer Guide. Per the Bulletin, Freddie Mac:

  • Replaced the current retrospective Electronic Default Reporting (EDR) process with a model that is focused on near-real time reporting of default related events;
  • Added a requirement for servicers to report loan-level transactions on a daily basis;
  • Added special servicing requirements for Lender Title Assessment Mortgages;
  • Clarified the exception request process for borrowers unable to repay deferred balances;
  • Clarified when Freddie Mac will draft payoff funds, including applicable interest when the payoff of a Payoff Draft Date 18 Mortgage is reported on the first or second business day of the month;
  • Added a fraud documentation requirement to maintain records, including identity theft investigation documentation, video recordings, and e-notary artifacts;
  • Removed language around situations not considered to be an eligible hardship related to delinquency and borrower hardship assessment;
  • Removed the requirement for a concurrent transfer of servicing to a designated servicer
  • On a HeritageOne Mortgage; and
  • Updated the Servicing Guide to:
    • Reflect Quality Control Advisor’s transition to Quality Control Advisor Plus;
    • Remove references to Green MBS from the Servicing Guide; and
    • Relocate Servicing Guide language related to the Fair Housing Act.

Revisions related to replacing the current retrospective Electronic Default Reporting (EDR) process are effective September 27, 2027 (servicers, however, may adopt as early as November 16, 2026). Revisions related to adding a requirement for servicers to report loan-level transactions on a daily basis are effective February 1, 2027. All other revisions went into effect August 12, 2026.
