Fannie Mae issued Selling Guide Announcement SEL-2026-01 (Announcement), setting forth updates to the Selling Guide. Per the Announcement, Fannie Mae aligned key requirements for the Fannie Mae MH Advantage Manufactured Home program and Freddie Mac CHOICEHome Manufactured Home program, under the guidance of U.S. Federal Housing (FHFA). The aligned specifications establish uniform requirements for homes eligible under these programs, including:
- Permanent foundations;
- Roof pitch;
- Energy efficiency;
- Exterior features; and
- Site improvements.
In addition, the Announcement revised the definition of acceptable donors for gift funds under the Personal Gifts topic and made an additional change to align the Number and Types of Nontraditional Credit References topic with an update previously communicated in Selling Guide Announcement SEL-2025-09 which related to the removal of minimum credit score requirements for Desktop Underwriter loans.
Lenders participating in the broad production of UAD 3.6 or legacy 2.6 may apply the policy change related to aligning key manufactured home requirements for the Fannie Mae MH Advantage Manufactured Home program and Freddie Mac CHOICEHome Manufactured Home programs to loans sold on or after June 4, 2026. All other revisions are effective February 4, 2026.
