Fannie Mae issued Servicing Guide Announcement SVC-2025-04 (Announcement), setting forth updates to the Servicing Guide. Per the Announcement, Fannie Mae:
- Updated the Servicing Guide in accordance with the “Servicing Notice: Republic Mortgage Insurance Company Merged into United Guaranty Residential Insurance Company” by removing references to Republic Mortgage Insurance Company, adding United Guaranty Residential Insurance Company to the list of mortgage insurers participating in the MI Claims Portal, and removing retired Mortgage Insurance (MI) codes from the MI Claims Portal Participants Exhibit;
- Incorporated the changes to foreclosure time frames and compensatory fee allowable delays (as described in Fannie Mae Lender Letter LL-2025-01);
- Clarified Fannie Mae’s compliance with laws policy specific to the Bank Secrecy Act and anti-money laundering related requirements for servicers; and
- Updated the list of “Approved Mortgage Insurers and Related Identifiers” to remove the previously approved mortgage insurers and to put the remaining list in alphabetical order.
Revision related to foreclosure time frames and compensatory fee allowable delays are effective immediately for all mortgage loans with a foreclosure sale date on or after July 1, 2025. Revisions related to compliance with laws policy specific to the Bank Secrecy Act and anti-money laundering are effective October 2, 2025 (servicers, however, are encouraged to take advantage of this policy clarification immediately). All other revisions are effective July 9, 2025.
