Fannie Mae issued Servicing Guide Announcement SVC-2025-07 (Announcement), setting forth updates to the Servicing Guide. Per the Announcement, Fannie Mae introduced HomeStyle Refresh, a rebranded version of the HomeStyle Energy mortgage. The update includes a definition of HomeStyle Refresh mortgage and servicer requirements for servicing these loans. Also, Fannie Mae clarified certain requirements for preventing, detecting, and reporting mortgage fraud to eliminate inconsistencies, and provide additional resources to assist servicers prevent fraudulent transactions. Revisions related to HomeStyle Refresh are effective immediately for HomeStyle Refresh mortgage loans but must be implemented by March 31, 2026. Revisions related to mortgage fraud, servicers may take advantage of these clarifications immediately.
