Fannie Mae issued Servicing Guide Announcement SVC-2026-04 (Announcement), setting forth updates to the Servicing Guide. Per the Announcement, Fannie Mae updated:

• Remote online notarization (RON) requirements by removing the requirement for lenders and servicers to maintain (or cause to be retained) the video recording of the remote notarial ceremony for loans closed using RON (Servicers must retain the RON audit trail as part of the electronic loan file delivered to Fannie Mae and transfer it to any subsequent servicer, consistent with existing electronic records and attribution requirements);
• The Fannie Mae lockbox address for filing an FHA MI claim;
• The submission process for the following 2 forms related to Custodial Bank Account Management:
  • Letters of Authorization for Principal and Interest (P&I) Custodial Account (Form 1013); and
  • Taxes and Insurance (T&I) Custodial Account (Form 1014);
• Custodial Bank Account Management requirements by adding a new form, Data Access Authorization Agreement (Form 101), that may be required to grant any sub-servicer access to the master servicer’s custodial account management data; and
• The mortgage insurance communications contact information for servicer inquiries related to Deferred Payment Obligations (DPO) and mortgage insurance rescissions, claim denials, or cancellations following loan liquidation.

Revisions related to Custodial Bank Account Management are effective August 1, 2026 (servicers, however, are encouraged to implement the changes immediately). Revisions related to RON are effective immediately and apply to loans closed using RON on or after May 6, 2026. Revisions related to the Fannie Mae lockbox address update are effective May 13, 2026.
