Fannie Mae and Freddie Mac issued Lender Letter LL-2026-08 (Lender Letter) and Bulletin 2026-J (Bulletin) announcing a temporary Uniform Appraisal Dataset 3.6 exception policy. Per the Lender Letter and Bulletin, lenders unable to meet the requirements in the UAD 3.6 Policy Supplement by November 2, 2026, must submit a temporary exception request to obtain the temporary policy exception through “Fannie Mae through UAD 3.6 Policy Exception Request for Fannie Mae-approved Sellers” (for Fannie Mae lenders) and through a representative of the lender who is authorized to enter into binding contracts by completing the “Freddie Max UAD 3.6 Policy Exception Request” (for Freddie Mac lenders). The temporary policy exception allows lenders to continue submitting UAD 2.6 appraisals from November 2, 2026, through May 19, 2027. Lenders that successfully implement the UAD 3.6 Policy Supplement by November 2, 2026, do not need to take any action as a result of this Lender Letter or Bulletin. The Lender Letter and Bulletin are effective September 30, 2026.
