Fannie Mae issued Selling Guide Announcement SEL-2026-06 (Announcement), setting forth updates to the Selling Guide. Per the Announcement, Fannie Mae:
- Retired the rural high-needs acceptance to eliminate redundancy between Value Acceptance + Property Date and rural high-needs acceptance;
- Clarified that lenders are not required to perform any additional investigation into the borrower’s credit history unless instructed by DU for loans related to treatment of authorized user tradelines on loans that receive a DU Approve/Eligible recommendation; and
- Clarified that IRS Form 8821 may be used as an acceptable alternative to IRS Form 4506-C to obtain tax transcripts required for the loan file provided the borrower signs an authorization expressly permitting the lender to disclose such IRS-derived information to Fannie Mae when IRS Form 8821 was used as an alternative to IRS Form 4506-C.
All revisions are effective June 3, 2026.
