Fannie Mae issued Lender Letter LL-2025-02, providing advance notice of changes to servicing processes and systems. Per the Lender Letter, Fannie Mae announced transformational changes to streamline servicing, enhance risk management, and improve efficiencies for Fannie Mae’s mortgage servicing partners. Specifically, the Lender Letter contains the following topics related to changes to servicing process systems:
- Event-based reporting (which will streamline the way servicers report loan-level transactions to Fannie Mae requiring servicers to report loan-level servicing events to Fannie Mae near real-time, enhancing transparency, and ensuring data alignment;
- Loan data expansion (which will require servicers to report an expanded set of data attributes for servicing events); and
- P&I remittance for summary reporting A/A mortgage loans (which will automatically initiate a draft of the P&I remittance amount from the servicer’s custodial account 2 business days after successfully processing payment events reported to Fannie Mae).
The event-based reporting changes and loan data expansion changes are expected to be delivered incrementally with more detailed implementation timelines communicated in Q3 2025. The P&I remittance for summary reporting A/A mortgage loans changes are expected to be communicated with more detailed implementation timelines beginning in Q3 2025.
